Mould is a fungus that grows in damp and humid places. Mould occurs naturally in the environment and can be found almost everywhere, in the air, in the garden, in the home. Mould thrives in damp and poorly ventilated areas. Mould growth in your home or workplace is a health hazard and can cause serious illness. Exposure to mould can affect the airways, lungs, eyes and skin and can cause infections, allergies or asthma. Therefore, it is critical to remediate mould as quickly as possible.

Our certified professionals will carry out an inspection of your property to examine the presence of the mould. We will carry out a moisture survey and check humidity levels to locate damp areas and hidden water sources such as condensation and leaks that are a cause of mould growth. Once we complete the assessment we will advise of a bespoke mould remediation plan for you.
Now that we have identified where the moisture is coming from and causing the mould growth, we will take steps by repairing leaks, checking or installing ventilation systems, and where needed use a dehumidifier to dry excess moisture and bring to normal levels.
Before we begin to remove the mould we will put procedures in place to stop spread and cross-contamination to protect occupants and the rest of the property. Measures such as turning off fans and air conditioning and covering the floors and furniture with polyurethane sheeting will help contain the mould. We may use an air scrubber to capture air borne mould spores.
As professional mould removers Mould Rescue will use specialised procedures to remove mould. Processes correctly applied by professionals to ensure safety and effectiveness to ensure mould is completely removed from the affected areas. Throughout the process, our technicians will follow strict safety protocols to prevent the spread of spores and protect your property. We will use specialized cleaning agents and equipment to eliminate any residual mould spores and will do a swab test of the affected area to ensure spores have been eliminated.
Once the mould has been removed we will test the air moisture levels to ensure it is at correct level. This is important to stop mould from returning.
If requested Mould Rescue will apply stain block and paint the affected area with mould resistant paint, or the whole room if desired to restore your home to a high standard and remove any unsightly patches in paintwork.
Before we leave your property Mould Rescue will use a HEPA (High-Efficiency Particulate Air) vacuum on floors, surfaces and furniture to remove dust that may have settled during the process.
Awaab's Law is named after two-year-old Awaab Ishak who tragically died in December 2020 from prolonged exposure to mould in the family home in Rochdale.
Awaab’s Law requires social housing landlords to investigate and fix reported health hazards, including damp and mould within specified time limits:
· Social housing landlords will be required to investigate hazards within 14 days.
· They will have to start fixing the hazards within a further seven days, and make emergency repairs within 24 hours.
Although Awaab’s Law is currently in effect in social housing, the Government has recently announced plans to extend the requirements under the law to the private rental sector.
However, private landlords are already bound by legal standards that relate to damp and mould in rented homes.
The following is an excerpt from the UK Government Ministry of Housing, Communities and local Government: August 2024
‘Private and social landlords must adhere to a number of regulations related to damp and mould. A lack of compliance can place a landlord at risk of prosecution or financial penalties’.
There are 5 main legal standards:
1. All homes must be free from hazards at the most dangerous ‘category 1’ level. Mould and damp are considered ‘Category 1’ hazards, which are the most serious.
2. All homes must not contain conditions that are prejudicial to health.
3. Homes must be fit to live in.
4. Social housing specifically must meet the Decent Homes Standard (DHS)
5. Privately rented homes must meet minimum energy efficiency standards.

relationship. We will keep an open line of communication with landlords and tenants,
ensuring both are kept informed about the steps that will be taken to remove mould and
address any underlying issues and the timeframes for the work.
Compliance: In respect of Awaab’s Law for social housing and Legal Guidelines for private
rentals, we will support landlords be compliant, respond and act within strict legal
timeframes, reducing the risk of legal action and ensuring tenant safety.
Preventative Measures: Simply removing mould will not prevent the damp and mould from
reappearing. We will work with tenants to help them take steps to reduce condensation
levels in their home and with landlords to fix the underlying problem, such as fixing leaks,
increasing ventilation or installing a dehumidifier. Whether you are a landlord or a tenant we
want to help you keep your homes healthy.
Inspections: We can provide and encourage regular inspections to identify mould and issues
that might lead to mould, this will help safeguard tenants health and help provide healthy
living conditions.
Mould will return if there is excess moisture in your home or workplace, it is important to take steps to prevent it returning. We will advise you on moisture control measures and ways to improve ventilation.
The following are some steps you can take to help maintain a mould free environment:
1. Repair leaks. After water damage or flooding mould spores can germinate in as little as 12-24 hours. Dry wet areas as soon as possible by using fans and dehumidifiers.
2. Ensure air flow. Open windows and use extractor fans to aid ventilation and help control excess moisture.
3. Minimise Condensation: You can help minimise condensation if you:
a. Cover pans when you cook
b. Close internal doors when you cook or shower
c. Use extractor fans in kitchen and bathroom
Where there is a build-up of condensation such as window sills, wipe dry daily.
4. Use mould resistant materials. In rooms prone to high condensation, the use of mould resistant paint on walls and ceilings and mould resistant silicone around windows and tiles will help maintain a mould free environment. Mould must be removed before painting or using silicone. Do not paint over mould.
